EICR Testing.
Electrical Installation Condition Report (EICR) is used to analyse a building’s or homes electrical and wiring systems to determine their condition. The first step involves completing a visual assessment to pick up on any visual clues that the systems are damaged e.g. cracked wiring, signs of burning and any breaks in the system.
The next step delves deeper and involves dead testing the wires and investigating the quality of failsafe systems alongside earthing and bonding checks. If your system is deemed to be compliant with regulations, the SCE Electrical Electrician will then issue your EICR.

PAT Testing
Portable Appliance Testing (PAT), one of the most recognisable Electrical Tests is the PAT test. This involves testing individual electrical devices, such as kettles, computers, toasters, portable heaters and many other Electrical items are tested to identify any faults that make them dangerous to either people or property.
These tests include checking any plugs, plug sockets, cables and appliances which are powered by your electrical supply. Once these devices are shown to have passed continuity, insulation and lead polarity tests, an electrician will be able to confirm they are safe to use.

Who can carry out an EICR ( Electrical Installation Condition Report )?
EICR should be carried out only by fully qualified approved contractors who are NAPIT, NICEIC or ELECSA, registered electricians who can check the condition of the electrical systems against the UK standard for the safety of electrical installations, BS 7671 / Requirements for Electrical Installations (IEE Wiring Regulations).
How long is a landlord electrical safety certificate valid for?
The Regulations stipulate that for electrical certificates for private landlords is that the inspections are conducted at least every 5 years or when your existing tenancies end. However, always check your report as the previous electrician may have thought more regular checks were required. Landlords are obliged to ensure all electrics and electrical equipment are safe for the existing tenant to use and must ensure they have an EICR in place.
